Lennox, like most other brands, has its premier line and its builders grade, or a “good, better and best” sales approach. Homeowners who are replacing old equipment or have input in the building of a new home will usually go with the “mid priced” model. Builders putting up spec homes however are a different breed. No offense to you builders who do things right but you know I’m right, most spec home builders will cut every corner, save every penny anywhere in order to make a pretty home that will sell but are not necessarily quality built. That is why some brands get certain reputations. The cheaper units are the favorites of the builders and also the less than educated contractor. Other brands, like Trane, have protected dealerships, which is why you rarely see spec homes with Trane units. Ruud/Rheem is a little more picky who they sell to but don’t have protected territories like Trane. They are fairly cheap and decent quality but their aftermarket parts are sky high. Then there are a couple of brands you can buy anywhere, even online (illegally). Those are the ones found on many spec homes and their reputation suffers because the fly by nights “hook em up an slap in some flex duct” and then when they break down the builder says to call the hvac contractor… who is long gone.

If my experience with builders holds true, the unit is likely too big or too small, was likely butchered in by whoever gave the cheapest bid, they may not have used proper refrigerant procedures… which is my guess with it having multiple problems, especially reversing valve problems. All you can do is make sure it is repaired correctly. If they have to replace the r.v. make sure they install new suction and liquid line filter driers, pull and adequate vacuum after leak checking and refill the system with the proper VIRGIN refrigerant using the method supplied on the unit spec sheets.
As far as brand goes I don’t think it is as important as how the unit is installed. All the brands builders grade are usually good quality but with fewer bells and whistles and lower efficiencies than the premier lines. Every contractor has his favorite and his dog. I won’t get into that debate. I’ve sold Trane, Armstrong, Ruud and others but I never use their builder grade. It probably goes without saying I won’t work for builders unless it is a request from one of my regular customers. I’ll go through the pros and cons of the different options and let my customer decide what he wants. However, I decide HOW it is going to be installed, not the builder.
Bottom line: pick your contractor not your brand. A good contractor can make a cheap model last while a bad contractor can make a good brand crap out.
